American-inspired mansion sets new $14m Sydney Hills District record

The sale of a newly built mansion in the Sydney Hills District has obliterated both the suburb and region record.

The home, at 1 McLeod Rd Middle Dural, has sold via private treaty for more than $14m.

While the official price has not been disclosed, the house sold within its price guide of $14-15m and was more than $4m above the suburb record.

The previous Middle Dural record was $9.4m for the neighbouring property at 2 McLeod Rd, while the highest sale in Sydney’s Hills District was $12.36m for 17-19 Vineys Rd, Dural in November 2022.

LJ Hooker Dural agent William Brush said the team was thrilled with the result, with the house selling after just under five weeks on the market.

“The top end out here can be slower in terms of selling so this was a great result,” he said.

“The owners were really happy with the outcome. We all knew they had built something that would get a lot of interest and activity.”

He said the property received around 350 inquiries and was eventually bought by a family from Victoria.

The owners, who work in the building industry, built the seven bedroom mansion around three years ago and have been slowly working on the interiors in the lead up to the sale.

“It was very tastefully done,” Mr Brush said.

“We had four to five offers on it and they were not low. It does show the demand for an extraordinary product out here.

“There are plenty of homes of this calibre in the area but they don’t come on the market often and are usually a lot older when they do.

“It’s rare to have a new product like this come to market.”

The home, designed by world renowned US architect John Henry, was described as a “flawless family haven”.

“An inspired showcase of grandeur and sophistication, this bespoke luxury home combines character and class with sleek contemporary finishes,” the listing read.

The property, on an elevated five acre block, has security gates and a tree lined driveway leading to the residence and private grounds which had outdoor entertaining areas, tennis court, in ground swimming pool and vegetable garden.

Inside has a grand foyer with a solid concrete and curved stair well, along with formal and informal lounge and dining areas, wellness retreat, cinema room and “chefs quality kitchen”.

There are five luxury king size bedrooms, all with walking robes and an ensuite, along with an office/sixth bedroom and guest accommodation.
